SUNROOM RENTALS

Overview

My role: Product Manager

Sunroom works with renters and realtors to make leasing simple. Sunroom has two products that work together, a renter-facing and a realtor-facing app.

The renter app allows people to self-tour a Sunroom listing whenever they want by using a proprietary smart-lock, that we call a Sunlock. Renters can apply online, get approved, pay their deposit & rent, and move-in all from their phone.

Realtors make most of their profit from selling rather than leasing, and leasing takes up a lot of time without a great return. Sunroom is a win-win for realtors, allowing them to keep accepting leasing jobs without spending the time and resources. Sunroom markets their properties, enables self-tours, works leads, completes all of the paperwork, and collects payments. With Sunroom, agents look fantastic for their clients and still have time to focus on buying and selling.

App Processing Tool

Overview
App processing is something we needed to improve to scale into new markets. It was very time-consuming, our internal tools were outdated, and only a few employees knew the entire process in & out.

Goal
Improve the speed, ease, and scalability of app processing.

Painpoints
The current process doesn’t scale. We rely too much on one person to remember & execute the entire app processing process. The product is unorganized and outdated for our listing services. Lastly, process workarounds should not be tribal knowledge.

Research

First, we needed to learn how our team currently processed apps. Once we understood the process, we’d be able to find pain points and create solutions for making the process easier for our internal team.

Step-by-step processing instructions were the result of interviews with our app processing team.

Prototype
We created a "checklist" concept that would make it easy for anyone to know how to process an app. We want the machine to do all the thinking.

After testing our prototypes with internal and external users, we finalized the designs and I translated them into technical requirements for the engineering team.
Each verification category was broken out into steps. This way it was easy to track what had been completed and the status of each step. Previously all of these steps were manual, but we found ways to automate all of them except for "Pet Info" and "Income Verification." Sunroom uses a real person to review documents uploaded with the application and verify them to ensure they're accurate.

Launching a functional MVP

Since its release, app processing has gotten 26% faster. We've also onboarded 8 new colleagues, and we're gathering data on long-term performance. Management has expressed that new team members were able to onboard quickly; and partners praise the speed, consistency and quality of the applicants we provide.
